Kara was incredible to work with. She found us the perfect house, and kept us updated throughout the entire process. She was with us every step of the way, and even after we closed stayed in close touch to make sure everything was going smoothly and answer any questions that arose. She was incredibly patient with our many questions, helped us figure out exactly what we were looking and where, and made us feel some comfortable throughout the process. Kara was so amazing to work with when buying out home. We originally told her we just wanted to be ready should the right house find us, but we were in no rush to buy. She made sure that we were set up with the right lenders & pre-approved, so that we could move fast when we were ready. The second home we saw was on the market for one day, we tried to get in for a showing but they were full. About an hour later, Kara let us know the sellers extended showings for a half day and there was one spot open. I truly believe Kara may have talked them into extending showings but I don't know. We saw the home at 10am with Kara's assistant Lidija, at around 10:30 we said let's put in an offer and Kara had to write up our offer by noon. Kara got everything in on time, talked to us on the phone about 100 times that day to make sure we knew what was happening, and by 6 our offer was accepted. Kara helped us through inspections. She was at the walk through & of course, the closing to make sure we understood everything again. Without Kara getting everything ready to go for us on the front end and being so realistic and honest with us about what offers would be considered in the crazy early 2022 market, we would have never gotten our house. She was responsive, had great knowledge of the area and the market, and she made sure we beat 13 offers to get our dream home. Cannot recommend Kara enough!

Kara helped us navigate the process of buying a home from out of state in early 2022 right before interest rates took a hike, just about the toughest time to buy a house in the Atlanta area. She was able to set up full days of viewing homes for us while we were in town just for a day or two and already had all the info on the homes we were looking at before we got there. In a weird twist of fate and timing, we found a perfect home in Peachtree Hills and she was able to leverage her relationship with the listing agent to get us into the home before pictures were even taken. I'm a results-oriented guy, so here's what matters to me: During this entire process, we made one offer on one home and it was accepted, for a price we were comfortable with, something pretty unheard of in that market. The lender Kara suggested got us approved despite changing jobs in the move, and she has stayed in touch after the fact with help along the way. What else could you need?

I felt compelled to write a review for Kara after recently purchasing our first home during the middle of the Coronavirus pandemic. My wife, Hailey, and I moved to Atlanta last year and have been staying in a family condo in Buckhead while we got settled. I was born and raised in Atlanta so while I am familiar with many areas and neighborhoods, a lot has changed in 10 years. Also, my background is in real estate, being a licensed Sales Person in the state of GA. With all that said, we could have never done it without Kara Woodall! What started out as a search for a rental house in Buckhead, quickly expanded into a search for a home and Kara was able to walk us through every step. From defining our search criteria to meeting with lenders, Kara was on top of it. She understood our budget and never seemed to mind our indecisiveness or constant changes. We looked all over Atlanta and Kara didn't miss a beat, knowing the best school districts and the pros/cons both OTP and ITP. She knew the neighborhoods that would be the right fit for us now, in a few years, and in the future when we want sell. Kara has an incredible network of agents and always knew about houses coming on the market days, weeks, and even months before they were officially listed. She would go above and beyond to get photos and videos of house so that we didn't have to waste time touring homes that would not work. When we toured together, Kara offered great insight on the area, the market, the house, and the price. She does her research and stays on top of all the listings and sales to know where a house should be priced and what a competitive offer should be. She was quick to point out things we could or may want to change and the modifications that may require more money or work than we wanted. Kara would also bring to our attention issues that could impact the resale value that we did not pick-up on. The best part of working with Kara was when it came time to put in an offer. We never felt pressured by Kara to put in an offer or offer more than we were comfortable with. She reassured us that we would find the right house. I've done a lot of real estate deals but Kara gave us specific guidance on how to make our offer more competitive in ways I would not have even considered. She knows how to win a deal! After we went under contract, Kara stayed on top of every detail. She hit every deadline, lining up inspections, survey, appraisals, and walk-throughs. She coordinated with our lender and setup the closing. She remained in constant contact with us throughout the process, even when the state was under a shelter-in-place. I will continue to refer all my friends, family, and even strangers to Kara. If/when it comes time to sell, Kara will be the listing agent.
